Category: Office / Corporate (Interiors) The repositioning of the 1100 Milam Building to the headquarters of Houston Industries is one of Houston's landmark real estate development projects. The redevelopment plan called for gutting the 47-story building wall to wall. Equipment and materials had to be put into place in a careful sequence with only the sidewalks as the layout space. Tellepsen completed the interior construction of the headquarters offices. The transformation of the building was a unique example of the symbiosis between architecture, investment and urban revitalization. The redesign created a symbol of the company that is visible 24 hours a day. Category: Healthcare (New | Major Addition) The 408,600-square-foot, 13-story building is home to nine floors of basic science research labs with lab support functions, one floor dedicated to a vivarium for small animals, a main level conference center, two floors for a mechanical/data center, and two floors of subgrade parking. The building physically interconnects with MD Anderson Basic Sciences Research Building at the 3rd floor through a horizontal walkway. The front of the building features a unique tower design that rotates four degrees each floor as it rises, mimicking a DNA strand. The design was constructed with twisting concrete double helix columns with slab edges strategically rotated on each ascending floor. The design is highly efficient, creating a daylight harvesting system that provides 98.5% daylight to all regularly occupied spaces. The LEED Gold certified structure uses an advanced environmental monitoring system to continually monitor contamination levels and automatically adjust air changes accordingly. This system is critical to the success of each research lab which requires varying air quality levels and reduces energy utilization by 35% compared to traditional lab buildings. Equipment corridors are at the center of each research floor, resulting in open lab spaces with lower noise levels. The labs were constructed with concrete moment frames that provided higher ceilings and plenum space that further enhanced the efficiency of the air quality system. Category: Education - Higher Ed The San Jacinto College Maritime Technology and Training Center is located on a 13-acre site, situated near the city of Shoreacres along the Bayport Ship Channel. The 44,658-square-foot, two-story building houses crucial maritime workforce training and certification programs to accommodate industry needs for a more efficient maritime workforce. The building contains a drilled pier and concrete column foundation, post-tension concrete beams, and a steel-framed roof with a metal deck supported by concrete columns. The interior of the facility includes both conditioned and unconditioned above-grade space for classrooms and simulation rooms for technical development of the students. The interior also consists of offices, conference rooms, a galley with high-end finishes, and a chiller plant with two packaged water-cooled chilling machines. The first floor is elevated to meet the required FEMA elevation standards. The project also includes all associated site work including parking lots and driveways, landscaping, bulkhead, boat ramp, lighting and pavement along the channel, and a dive training pool. The company is currently in the process of a major expansion to better service their petrochemical clients who are growing their facilities or converting existing facilities to utilize price advantaged NGL (Natural Gas Liquids) feedstocks. The renovation incorporated several advanced design elements, including branding walls, panoramic wall coverings, acoustical ceilings, stretched fabric wall systems, and decorative plaster. Custom seating with integrated planters was installed to enhance both comfort and visual appeal. Sustainable flooring materials, such as wood, ceramic, carpet, and cork rubber, were utilized to ensure durability and a modern aesthetic. The functional layout of the renovated space includes 18 exam rooms, 2 eye refraction exam rooms, records storage, flex/huddle/collaboration areas, a medication room, an injection room, a conference room, a dining room, 2 patient waiting areas, 6 imaging rooms, a mail room, restrooms, and patient check-in and check-out areas. Category: Parks / Open Spaces Construction included new landscape and hardscape areas with decomposed granite trails, lawns, paver/stone plazas and terraces, planting zones, a 5.5 acre lake and native wetlands. We also constructed a boardwalk decking at the lake perimeter and throughout the woods, food truck area and chalk wall, three picnic pavilions and a new restroom building. Each building has a steel structure and wood tongue and groove deck with metal roofing. The picnic pavilions contain masonry fireplaces and tables. The new Vibrant location is part of Memorial Parks Running Complex, a major hub and access point on the south side of the park that opened in November. Located southwest of the Kinder Land Bridge and Cyvia and Melvyn Wolff Prairie, the Running Complex was designed as a central gathering spot and serves as a new gateway to enjoy the Bayou Wilds trails of Memorial Park. The Running Complex also features the Roy H. Cullen Timing Track a 400-meter, five-lane track and an event plaza that will be available to rent for private events in the future. The running complex complements the adjacent Cullen Running Trails Center, which opened in 2014 and includes visitor services, restrooms and showers. Memorial Park's transformation The Running Complex is the latest project completed under the Memorial Park Master Plan and the associated Ten-Year Plan, which aim to enhance the park's green infrastructure and protect natural resources as well as improve recreational assets for the community. Category: Liturgical / Faith Based The project consists of site work, selective demolition of the existing church and construction of a new 24,000-square-foot, 1,400-seat worship center. The project also includes renovation of 14,000-square-foot and a 7,000-square-foot addition to the existing parish center. Before demolition of the existing sanctuary, Tellepsen helped the church turn the gym into a temporary worship center. Once the new sanctuary was complete, the gym was renovated. Other renovations were made to accommodate administrative offices and a reception area. Tellepsen was selected at the beginning of design to work with the design team providing scheduling, estimating, and value engineering services throughout the design phase.
