The new tower has 90 new inpatient beds, new food services area, new cardiopulmonary department, public circulation space, and MEP support space. The first floor of the East Plant's design is over 25 feet above sea level to provide clearance for traffic below. Installation of a gas & steam turbine engine facilitates power to operate the facility and includes a heat recovery steam generator and a 1-megawatt BLACKSTART generator, which allows for the emergency start of every system in the building during a power outage. Water is provided through a thermal energy tank located adjacent to the building with storage capacity of just over 2 million gallons. The tank provides a three-day backup source of evaporation make-up water for the thermal utility generation equipment and shift electrical demand to off peak hours to reduce the strain on the electric grid. The new Texas Hearing Institute (THI) building is a 49,000-square-foot, single story campus consisting of administrative offices, audiology clinics, speech clinics, and an educational wing. There is also a partnership with Texas Children's Hospital which has a 2,500-square-foot clinic within the THI building providing additional services to the community. A 50-foot-wide, 800-foot-long loading dock access tunnel starts at one end of the garage and connects to the loading dock at the other end of the Arena. Enhanced vertical transportation systems include two escalators and elevators per floor. The exterior of the parking garage is designed to match the arena aesthetics. Category: Office / Corporate (Reposition) The 2 and 3 Allen Center Repurpose Project consisted of the renovation of approximately 95,000 square feet of the first two floors, elevator lobbies, and elevator interiors, construction a new sky bridge connecting the 2 and 3 Allen Centers, as well as replacing all exterior windows on the first two floors. The entire outdoor plaza was waterproofed as it is positioned directly over a parking garage. Additionally, the adjacent hardscape and landscape were redesigned. Some project highlights include the new skybridge, which was constructed over an underground parking structure that required the installation of a steel platform in order to bring materials into the area, the installation of 160 aluminum fins, which were 35 feet long and anodized to create a feature wall in 3 Allen Center, as well as the two feature stone walls in 3 Allen Center, which are clad with stone from Tunisia, Africa.
